commodity these days. Located on Mexico's scenic Pacific coast, known in travel brochures as the Mexican Riviera,
the weather is perfect, the beaches are long, the mountains and jungle are green and lush, the culture and history
are rich, and the real estate is still affordable by North American standards. It is suggested that the Vallarta area is
leading Mexico's other tourist destination markets in terms of sales, and it's not difficult to see why.

A Jewel
With the population of the city estimated at 250,000, you will find Puerto Vallarta to be laid back, yet sophisticated,
modern and yet timelessly Mexican. Characteristic of “old Vallarta”, rich in history and culture, are its cobblestone
streets, red tiled roof tops, and white stucco housing.
The region with proximity to the city, including the city, is commonly called Vallarta now, and is located on the shores of one of
the most beautiful bays in the world, Bahia de Banderas, or Banderas Bay – the bay of flags.
Horseshoe shaped, the Bay offers almost 100 miles of magnificent coastline, ringed with the Sierra Madre Mountains, the jungle,
and small picturesque villages and farmland.
You might even find the odd virgin beach. Major hotel, resort and vacation developments have sprung up along the coast as
one drives north to the point of Banderas Bay, at a charming place called Punta de Mita, in the state of Nayarit. South of Puerto
Vallarta, condo development is sparser; the highway south to Mismaloya resembles the coast of California, with luxury homes
and villas perched high above the ocean front.
History
Although discovered in the early 16th century by Spanish soldiers - ships’ logs of the time spoke of the land’s fertility and
beauty, and the refuge offered by the Bay - the first settlement dates back to 1851, and was know as Las Penas.
In 1885 the port was opened to maritime traffic, but the town was beset by tragedy when half of it burned down in 1888. The
name was changed in 1918 in honor of state governor, Don Ignacia L. Vallarta, who helped to draft the Mexican Constitution.
Three years later banana plantations were creating jobs, and by 1931, the first airplane had landed, launching what was to
become a thriving tourism industry for this quaint, small fishing village by the sea.
Tourism and Real Estate Today
Puerto Vallarta, actually located just south of the Ameca River in the State of Jalisco (time zone change), is now one of the top
Mexican tourism destinations, especially for Canadians, Americans, and Australians and Europeans.
This marketplace claims to have sold the highest number of units in 2005 to foreigners.
The affordability of real estate here, compared to the playground of the rich and famous in Los Cabos, and the easy accessibility
by air and ground seems to account for the phenomenal growth in this region.
Weather in Paradise
Credit has to be given to Puerto Vallarta’s climate as well. Balmy throughout the year, you couldn’t ask for better.
Temperatures range from the low 80’s (23 C) to the mid 90’s (32 C) in the heat of summer, and overnight range from the low
60’s (16 C) to low 70’s (20 C) thanks to the Sierra Madre Mountain range.
Over the winter months you can count on nothing but sunshine – no rain - and Banderas Bay acts as a natural harbor, protecting
the region from most tropical storms and hurricanes.
